What you need to know: Airbnb Host Update November 2022

 

Airbnb seasonally announces new features, and with the last release focused more on the user experience, this one is now directed on addressing the hosts’ pains. November update concentrates on the Airbnb Setup, which makes it easier to start a hosting business for new landlords.

On top of this, Airbnb's "insurance" called AirCover got substantially increased (however, we've seen various opinions on the AirCover from the hosts - so we advise caution even with the updated, higher coverage amounts promised).

Support for New Airbnb Hosts:

Free one-to-one guidance from a Superhost

  • If you’re a new Host, Airbnb will pair you with a SuperHost when you begin your Airbnb Setup. The company offers one-on-one guidance through audio, video, or messaging. This opportunity will be (for now) available thanks to 1,500 Superhosts in over 80 countries who are dedicated to helping new Hosts get started. 

Your first booking can include an experienced guest

  • If you're A Newbie Host, for your first guests you can choose to welcome an Airbnb veteran who has at least three stays and an excellent track record. This should help the guest navigate the stay by themselves, as they will most likely be able to find things on their own.

Dedicated Airbnb support

  • From day one as a Host, you'll have access to a specially-trained team of Community Support agents. They can assist you with everything from account issues to getting paid, and they are available in 42 languages through phone, messaging, and email.

More Aircover for Hosts:

  • ID verification for guests – Airbnb now requires guests to verify their identity when they book a stay in one of the top 35 countries. They represent 90% of all reservations. The company plans to expand guest identification verification worldwide by spring 2023.

  • New Tech for reservation screening – Airbnb has introduced proprietary reservation screening technology in the US and Canada, which helps reduce the chance of disruptive parties. In Spring 2023, the company will expand its reservation screening technology worldwide.

  • $3M damage protection – Airbnb is increasing the amount it covers for damaged properties from $1 million to $3 million. It includes auto & boat protection, art & valuables protection and states it will now be easier to submit and track a claim.

New categories for Homes:

Airbnb is gradually getting more and more specific in categorising properties available to guests. Some are extremely niche, but there are two categories that may help you get more visibility in general:

  • Trending – Homes with high ratings that received more views than the previous week.

  • Adapted – Accessible homes with verified step-free pathways into the living room, bedroom, and bathroom.
