Could you use ChatGPT to improve your Airbnb ranking?

 

As an Airbnb host, you know that having a high ranking on the platform can make a big difference in the success of your business. One way to improve your ranking is by using ChatGPT, a powerful language processing tool launched on November 30, 2022. The tool is currently making rounds on LinkedIn and Facebook so unless you’ve been living under a rock, you are going to encounter it sooner or later.

ChatGPT is called the “next Google” and is an Artificial Intelligence chatbot which is supposed to be quicker and more accurate than other tools. It’s free to use, so go ahead and test it (we had lots of fun with it, requesting rap lyrics about KeyNest colleagues or random dad jokes to be generated). 

The limitation is that sometimes the chat tends to get overloaded with requests and slow down the speed of answers. You can ask any question, but the chat is limited to data up to 2021 and doesn’t create predictions or comments on current affairs (it can’t browse the Internet).  

How to use ChatGPT to improve the guests’ Airbnb experience

  1. Create personalised responses to guest inquiries in seconds

One way to use ChatGPT as an Airbnb host is to use it to generate personalised responses to guest inquiries. When a guest reaches out to you with a question or concern, ChatGPT can help you quickly generate a thoughtful and helpful response. This not only helps to improve the guest experience but also demonstrates to Airbnb that you are a responsive and reliable host, which can lead to a higher ranking on the platform.

Remember, to get a relevant answer, you have to be a bit more specific than if you were to just Google something. Start with “As an Airbnb host, how would you respond to a message from a guest…”. You can even go into more detail about who you are or who your guest is, for a more specific answer. 

2. Generate templates for pre- and post-stay communication 


Another way to use ChatGPT as an Airbnb host is to generate personalised messages for guests before and during their stay. For example, you can use ChatGPT to create a welcome message for guests when they book your property, or to send them helpful tips and recommendations during their stay. This can help to make guests feel more at home and increase their overall satisfaction with their Airbnb experience, which can translate into positive reviews and a higher ranking for your property.

3. Generate FAQs about your property, check-in and nearby attractions

Finally, ChatGPT can also be used to generate automated responses to common guest questions or issues. For example, if you frequently receive inquiries about check-in procedures or nearby attractions, you can use ChatGPT to create canned responses that can be quickly sent to guests. This can save you time and help you provide a better experience for your guests.

AI tools like ChatGPT can be of huge help to newbie hosts, who aren’t certain how to communicate with guests or resolve certain requests. It’s helpful to set up the template responses and could be of help if English is not your mother tongue. 

However, make sure to always customise the Chat’s answer, and if the issue involves specific Airbnb regulations, ask for help via Airbnb Help Centre channels before communicating with the guest.

Due to its limitations (no access to current news so the tool won’t be able to help you regarding the regulations of short-term stays, for example), the chat doesn’t seem to be of much help for experienced hosts. Even for the new hosts, generating messages, descriptions and templates is just one of the tasks on the complex “to do” - eventually, to become a SuperHost, you have to become an expert in hosting, and ChatGPT won’t be helpful at that. 

What we suggest instead, is to join one of the Facebook groups for hosts in your city or country. Some of the most active groups have tens of questions asked daily, and just by following some of the threads you will be soon able to answer guest questions without the need for AI support.
